Rettie Short Lets is part of the Rettie & Co. group which has years of experience in managing and letting properties. Short Let properties should be able to offer the home from home feeling for guests. We specialise in month long bookings for Corporate and Private guests as well as Production Companies and Performers for the World Renowned Edinburgh Festival during August.
A member of the Rettie Short Lets Team will meet you in the property to talk through our services and give feedback to make sure your property is right for a short let rental. Our service is adaptable, we can fully manage your short let for you, and take care of guests checking in and provide 24 hour maintenance support, or if you wish to be more hands on, we provide a booking only service.

Rettie Short Lets are able to provide a rental estimate in line with the location, size and condition of your property.
Your property must be structurally sound, with a provision of heating and hot water. You must arrange landlord insurance for shorts lets, and ensure the property is clean including the provision of heating, hot water, wifi, kitchen utensils, crockery, linen and towels.
As a landlord you are legally required to have a valid Energy Performance Certificate (EPC) and landlord gas safety certificate (if gas supply in the property). Best practice and strongly recommended for landlords is to have an Electrical Installation Condition Report (EICR). As part of the EICR you must ensure all portable electrical appliances you supply have undergone Portable Appliance Testing. Ensure the property has satisfactory provision for detecting and warning of fires and that let properties have smoke and heat detectors. All detectors should be either interlinked and either mains-operated alarms or tamper proof long-life lithium battery alarms and should be ceiling mounted. Supply adequate Carbon Monoxide (CO detector[s]) to be fitted in each room where there is a gas appliance. Carry out risk assessments for Legionnaire’s disease and implement any necessary measures.

Yes, beds should be freshly made, with a change of linen per bed, and 2 towels per guest.
It is the Owner’s responsibility to provide a clear, up to date and full inventory of the Property and for the checking of the Property against this inventory at the end of the let. RSL as part of the marketing package will instruct a specialist inventory company to produce an initial inventory which can help to eliminate end of tenancy disputes.
We take a deposit against every booking, the rental payment is then taken prior to the guests stay at the property. Payment of rent is made as soon as the deposit return status has been approved by the landlord. This is to ensure that the tenant deposit is settled as quickly as possible. If the booking is a rolling month to month booking you will be paid at the end of each month.

Group, we can let your property for a minimum of a month through to several months continuous bookings. We also specialise in month long bookings for the Edinburgh International Festival period which runs for the month of August each year. If a longer let is sought then our main Lettings team are able to assist.
